The North Olga Community Plan and North Olga Overlay

North Olga is a largely rural community in northeastern Lee County, located north and east of the Caloosahatchee River and adjoining the Alva, Bayshore and Caloosahatchee Shores planning areas. It is one of Lee County’s 17 designated Community Planning Areas and is part of the broader Northeast Lee County planning region.

The area is characterized by its rural landscape, large properties, natural areas and agricultural heritage. Its community planning provisions were developed to maintain that rural character while addressing development, environmental protection and compatibility between new development and existing rural uses. North Olga also includes areas affected by specialized planning provisions, including Owl Creek and the New Community/Babcock Ranch area.

Planning is especially important in North Olga because the community sits where rural Lee County is experiencing pressure from larger-scale development. Its Community Plan has addressed issues such as development compatibility, rural design, environmental and hydrologic protection, roads, community participation and transitions between established rural areas and new development. North Olga also has community-specific Land Development Code provisions governing development and requiring community review.
